We had it all figured out. The plan was to go to several open houses and look at the agents as closely as we did the houses. Early this summer we starting actively looking for a property (going to open houses, surfing the MLS listings weekly, etc.) but hadn’t committed to a real estate agent yet. We happened to stumble across an open house, and that’s where we met Anil. As he handed us the listing and we glanced at the price (something like $1.2 million), we felt out of our league. We nonetheless told him we were looking to purchase something in the area, but for much less. So I left him my email address, and a couple of days later we started receiving listings (in mid-May).
From the moment we starting asking to see some of these properties, Anil was nothing but courteous, attentive, and patient. We must have visited at least 20+ locations and all the while Anil would offer us helpful and honest advice. What we also appreciated is that he never asked us to sign any agreement tying us to him for an eternity (as some of those contracts do). I sold my Oakville townhouse with Anil Khera in an amazing 8 hour time frame! Obviously this is not the norm, but I will explain why I know Anil played a critical role. First, Anil was very honest and open on what I needed to do to make the house more appealing for the sale, which I followed up on with his help. Second, we openly discussed price and market value. We came to a price that was slightly under similar homes in the same area, knowing that the other homes had many more features like finished basement and hardwood floors (of which my home had neither). I’m still too overstimulated to sleep in and so I thought to share with you our mutual appreciation and this sense of whimsical anti-climactic excess now that the hunt for our home is over – a hunt that brought us close in a relationship where real emotions could be shared in a safe and trusting relationship. It has been such a great experience getting here, and even at points when we just thought we should give up for now, you kept us going and you kept our spirits high – thank you so much for that, and for getting it right! Your choice pickings and their refinement are a testament to the fact that you really listened to what we wanted and got to know us, even as it continued to change and evolve. Whether you are aware of it or not, we came to put a lot of weight on places you felt would be worth or waste of our time. But you also made this experience fun and kept the stress to a minimum. I met Anil Khera at an open house this past August and was immediately impressed with his professionalism. While the open house property he was showing was too small for my son’s needs, he listened to what was required and was very responsive in arranging for other property viewings, taking us out on showings within days of our first meeting.
After having worked with many real estate agents over the past 27 years as a buyer and seller, I recognized very quickly that Anil was impeccably responsive in his communication; returning calls and emails promptly, emailing suitable listing within 24 hours of our first meeting, and soon after in his listing of one of our properties.
Once we agreed on a listing date, Anil made recommendations on how to rearrange the furnishings to enhance the condo’s features, provided a listing price that maximized agent/buyer interest and a marketing plan that included his professional photographer ensuring great feature sheets and internet photo coverage were provided.
Anil made sure all the necessary details for appointment setting were covered to our satisfaction and the Royal Lepage staff provided excellent service to support his sales service.

My wife and I first met Anil in January 2009 when the thought of jumping into the real estate market was still a new and uncertain idea. While exploring potential neighbourhoods one afternoon, we came across of a trail of open house signs which led us to Anil.
At first meeting, we recognized Anil’s patient and kind demeanour. We soon admitted that we were just starting our house hunt, and that we had a lot to learn. As we toured the house, Anil’s friendly manner put us at ease and we found ourselves comfortable asking all of the elementary questions that were coming to mind. In the end, we agreed that we would be happy to receive any listings that Anil thought would interest us, though we wanted some time to arrange financing before getting deep into the house hunt.
A few weeks later when our financial ducks were in line and we had seen some listings that grabbed us, we began a full fledged hunt that spanned many areas of the city. Anil was very generous with this time, sometimes spending full days chauffeuring us around to suitable listings that matched our criteria. As the process continued, we got to know Anil quite well. We learned quickly that Anil was not only a hard-working and motivated real estate agent, but also someone who kept our best interests in mind and someone we felt we could trust. We tested Anil’s skills as not only as a real estate agent, but also as a consultant and counsellor, looking sometimes for an unbiased third party to help us through our own decisions, and other times for his personal thoughts and opinions to guide us in the right direction. Anil consistently approached our questions with a thoughtful manner and an understanding of what we were going through as first time home buyers. We feel he always gave his honest opinion and offered sound advice, and we know that the last thing he wanted was for us was to end up with a house that wasn’t right for us.
When we finally found a house that we were ready to make an offer on, things had to happen quickly. By the second day that the house was on the market, there were three interested parties, and offers were to be presented that evening.
